Thank you for your thoughts on the floor plan, ypg! Let me quickly give a few explanations: I know the dining area isn’t exactly spacious. The plan I posted is honestly a bit misleading here, as it shows the glass door to the hallway opening the wrong way. Only the right wing opens, and only into the hallway – not into the dining area. This means there is still about a 1-meter-wide passage there, even if the chairs are not pushed under the table. In my opinion, that should actually be enough, right? On the left, we also still have space to place the table there if it bothers us. What would be your suggestion for solving this?

Regarding the cardinal directions: The terrace side faces west. We have a wide view over the field there and have therefore planned large, floor-to-ceiling windows everywhere accordingly. To the south is the neighboring house, so we would prefer to avoid windows there. Also, strong southern sun is not everyone’s cup of tea. I prefer the lower western sun in the house.

What speaks against the WC in the south? What would you put there instead?

About the wardrobe: We have storage space under the stairs. The niche is 1.66 m long – is that really too small?

The house has 166 m² of living space. Although it is mostly my own design, it has already been revised by the architect of the construction company and deemed good. We can still change the room planning, so I’m happy about every improvement suggestion.

Regarding the bathroom: Yes, three windows were an idea, but two are of course much more reasonable. The downpipe will then come down into the utility room.

No, comfortably in a relaxed group you could have 70 cm plus between the table edge and the backrest.

Children definitely cannot pass by seated adults.

Plan anew and correctly with minimum and standard dimensions where they are needed.

From O to O there is no western sun.

Something more livable, e.g., a common room.

It is not deep enough.

He also doesn’t want to alienate a paying customer. He will build you almost every mistake you present to him. The customer is king and is flattered.

I really appreciate your experienced opinion. It's a pity that there always has to be such a reproachful undertone. Have I done anything to you? And yes, if you don't have an unlimited budget and the property dictates certain things, unfortunately you have to work with compromises. I would still be happy to receive constructive ideas.

I think it would be good for you to discuss the entire floor plan here. Even if it sounds harsh at first, you can only gain from it. We point out weaknesses and thus prevent possible disappointments. Once it is built, it is too late. It is best if you create your own thread for this and fill out the questionnaire.

You don't have to. With about 150/160 sqm, something very usable can also come out. Smaller houses are usually planned more efficiently as well.

I'm not accusing you. But I can understand you when it comes to having to take criticism when you thought you were totally right.
Use the information and the subforum for floor plan discussion.
By the way: we planned much smaller and with a comparatively very low budget, yet the open-plan area is much more generous and works.

Of your 3 bathroom designs, I like the T-solution best. I would simply skip the shower tray and door and not make the T symmetrical, but give the shower a bit more space. I wouldn’t extend the walls of the "T" all the way to the ceiling, but only build them high enough so that water doesn’t splash over when showering. Depending on the room height, there is 20 cm or more space left to the ceiling, and that immediately creates a much nicer spatial impression.
