It works even more effectively like this.

Show some pictures of the existing kitchen or is it coming new.

I would swap the bedroom and K2 so that there are two equally sized children's rooms. A bedroom with 15m² should be sufficient.

The kitchen is very well equipped and every corner is fitted with drawers and storage space. Visually, it also suits our taste.

The least conversion costs arise if you simply install a fold-down bed in the very large office.

I hope the kitchen is included in the purchase price.

We had also considered that, but access to the garden for hanging laundry would be quite practical. That way, you would have to walk through the bedroom... or around outside via the summer garden. Behind the house, there is also the vegetable bed, etc.

However, this might be acceptable if the alternative would mean 200K for the expansion. Indeed, the proportionality is not right there.

Raising the roof and adding an additional floor is basically possible. I haven't seen it firsthand yet, but where we always go on vacation, someone has tried it. During the process, the roof structure was damaged... The problem is that it can't be done with just a bit of masonry. You still need space for a staircase, a new thermal envelope, plastering has to be done, and then the expansion of the rooms upstairs. The upper part would probably be painted with a different color, otherwise the transition would always remain visible.
