Attic conversion is financially pointless.

The question is whether, given the construction prices and the shortage of land, you can buy a similarly large property for a total of 800k. The plots in our municipality are 300-600 m2. The bungalow stands on 1400 m2, unobstructed by a horse paddock...

You have to face one death. Either you take a house that fits your needs and is affordable. Then maybe only 130-150sqm of well-planned living space on 600sqm of land. Or you buy 200sqm on 1400sqm of land and turn it into a million-dollar project.

So the fact is that you actually can’t create living space in the attic. The height, even with dormers, doesn’t really allow for it. Therefore, there are basically only "3" ways:

1. Live with the current state.
2. Change the floor plan as proposed or something along those lines; there are possibilities without huge wall shifts etc.
3. Take down the roof frame/roof, build up, and put the roof frame/roof back on, then expand with everything that goes along with it. But that is then quite a significant investment, and for example, the light wells would probably also have to go.

For my part, I actually only consider solution 2 or 1 to be sensible, whereby 1 must fit the needs. Therefore, it would probably be way 2, whereby the outlined proposals show possible solutions.

Then buy the house, renovate the ground floor moderately as suggested, and let the attic remain the combination room treehouse / dance floor that it is. You don't have to include a camp bed for overnight visitors in the floor plan.
