Thank you very much for the helpful feedback so far. Basically, the draft seems to fit (stairs, entrance, room layout). At least, I haven't read any comments about that here. Regarding the rooms, the kitchen/dining area is certainly the somewhat tight space. However, I don't know how this could be fundamentally solved better without significantly impairing the open character. We will look at the kitchen planning to see how to solve it in detail (e.g., microwave integrated into the oven, dishwasher built-in, etc.) to save workspace.

Is there an idea where the room concept of the house basically works differently by planning or placing the stairs differently? The house is open to the west because of the hidden garden there. To the south is the neighboring house with a 6m distance.

I am still very grateful for creative ideas.

You could do much more with the bathroom, such as a separate WC if 4 people are sleeping upstairs and want to get ready in the morning.

A sauna and a walk-in shower would also fit. I wouldn’t set the window sill so low, rather a bit higher since the next neighbors are directly above the narrow residential street.

Problems? Well, the pipes will still be routed inside the house down to the basement. Accordingly, they will come out in the guest room right next to the bed. Either they will be routed outside on the spot (which looks really bad) or they will run along the ceiling to the technical room to be routed outside collectively. Presumably, one does not really want either of these in a [WOHNkeller] - because of aesthetics and ultimately also noise generation.

Of course, such pipes can also be installed within the building structure so that they are not visible - this makes the construction somewhat more expensive, the insulation execution more complicated, and complicates maintenance and repair.
