Hi, hm, the connections are also calculated with 6000 € in our offer. The BU (Martin S. from Fehmarn) has already built several houses in the construction area. He was also recommended here in the forum. The prices are supposed to be quite realistic with him. Regards Olli

Then it is probably not that unusual after all. I was just a bit confused by the prices some people quote for it. Of course, it depends on a number of factors like the federal state etc. So we are building in Lower Saxony in a small town in Schaumburg-Lippe.

That is certainly possible, it can probably vary from federal state to federal state. I just wouldn’t rely on the construction companies.

For the earthworks, all 3 construction companies estimated around 10k. It ended up being almost 20k. The house connections were listed as 8k in the documents we received from the city when buying the property. But those were figures from 2016, and unfortunately, in 2020 it was 3k more expensive. And for the wastewater, we were also twice as expensive as the construction company estimated, but that was also because the distance to the shafts is extremely far for us.

With us, the earthworks etc. are included in the price. I am currently only concerned with the house connection costs. From the property boundary to inside the house. I was also over 6000 euros, but the developer said that for the other semi-detached houses he built in the same new development area, it was only 6000 euros as well. The distances of the pipes are not excessively long either.

You can inquire about the connection costs at your local municipality. Those are fixed. If gas, for example, is no longer needed because of the heat pump, then a major cost item drops away. They are included up to 30 cm, but that usually is not enough. Also, the removal is not included, only the storage on your property. And if later on the rainwater pipes need to be laid, earthworks will be required again, all at your expense, so to be borne by you. Are you building with a developer or a general building contractor? Many refer to the latter as a developer, which often is reflected in the services provided.
