Yeah, I described that wrong.
For comparison, with us:
- Building permit 50€
- Surveying: 3000€ planned (not done yet)
- Soil report: 1000€
- Structural engineer check: 0€
- Inspection shaft: 0€
- Construction insurances: 0€
(Builder’s liability, shell and construction work all free...)
But better generous with buffer.
We have already had extra, for example:
- Additional mobile crane due to cramped conditions
- Pumping out the construction pit
- House connections: forgot fiber optic
- Underestimated construction toilet
And a few more small things.
Not a catastrophe yet, but it’s getting more expensive on its own…
The construction toilet is included during the construction period. Since I’m planning without a basement, fortunately I don’t have to expect pumping out the construction pit.
I have now calculated the mobile crane spot at about 2,000€.
Regarding your administrative costs quantified as 4,000€ as explained above:
Let me back up the things I mentioned with numbers:
- Building permit --> 2,000€
- Surveying --> 2,500€
- Soil report --> 2,000€
- Structural engineer check --> 3,000€
- We have to set the inspection shaft ourselves, for example - it is specified in the development plan - you might also want to check that if you haven’t thought of it yet - costs 2,500€
- Construction insurances --> 1,000€
That would be all in all 13,000€ ---> So be very careful here!
I also initially included the soil report at 2,000€.
I’m not sure about the structural engineer check, since the developer sells most of it as a package, in my opinion the structural check is included. I couldn’t find anything else in the construction and service description.
In my view, an inspection shaft is already present on the property.
Plan at least 50k extra for unplanned costs.
I’m slowly getting there.
