KfW insulation €4,000 - surcharge for KfW 40+ or what exactly is that? In solid construction, we pay a surcharge of €8,000 for additional insulation measures to achieve a KfW 55 standard. For your information!
According to the developer, this is the average extra cost they require to meet the KFW40 standard. At the moment, I unfortunately have to rely on that a bit. But to be safe, I will increase the amount. Good point.
Outdoor facilities €18,000 - Are you doing this yourself or having it done? With self-performance, the price is quite realistic - if you have it done by a landscaping gardener, it will definitely cost you more.
The €18,000 is intended for the outdoor facilities, mainly for paving and the entrance step/platform of the front door. The rest of the garden I wanted to tackle gradually myself.
Then things that come to my mind that are missing for you:
- Building permit
- Surveying
- Soil survey
- Structural engineer check
- We have to install the inspection shaft ourselves, for example - stated in the development plan - you could check this if you haven’t thought about it yet - costs €2,500
- Construction insurances
I have kept the costs very general and currently planned €4,000 for them. (2. Administrative and authority costs)
What do you mean by BAFA photovoltaic system? Is there a new subsidy here that I don’t know about yet?
As far as I am informed, you get back 35% from BAFA for installing an air/heat pump with ventilation and also 35% for the photovoltaic system with storage.
What is subsidized?
In new buildings, solar collector systems are subsidized with 30% of eligible costs, and biomass and heat pump systems with 35% of eligible costs, provided they meet the corresponding technical minimum requirements.

Yes, I completely agree, I have read in many places that you should roughly calculate about €12,000 for the connections; I just divided these costs.
I planned €2,000 for construction water / electricity, as it may be that the house needs to be dried separately or the floor heating consumes so much electricity during screed drying. I hope that will be sufficient.
What do you want to achieve with €30,000?
I am bringing these €30,000 into the loan.

Tile profiles and bathroom platforms,
adequate electrical equipment (upgrade to the construction description), as well as SAT system,

I have planned €4,000 further below for surveying, applications, and similar, and €2,000 above for notary costs.
The house connections are planned at €12,000 total; I just divided these costs across the connections without knowing exact prices.
