Assessment of Additional Construction Costs - Have I considered everything?

I have now only looked at point III incidental construction costs:

-Kitchen with 9,000 EUR is ambitious
-Insurances are missing
-Surveying is missing
-Contribution for BG-Bau helper hours is missing
-Notary costs for land charge registration (if not already calculated elsewhere)
-Budget for new tools is missing
-New furniture?
-Water connection actually for 5,000 EUR?
-Internet connection for 5,000 EUR? (costs a flat rate of 799 EUR at Telekom)

Unfortunately, I do not have an offer yet, and a soil survey is currently also missing. Just in case, I thought about tapping into the sampling buffer.

According to the developer, this is the average extra cost they require to meet the KFW40 standard. At the moment, I unfortunately have to rely on that a bit. But to be safe, I will increase the amount. Good point.

The €18,000 is intended for the outdoor facilities, mainly for paving and the entrance step/platform of the front door. The rest of the garden I wanted to tackle gradually myself.

I have kept the costs very general and currently planned €4,000 for them. (2. Administrative and authority costs)

As far as I am informed, you get back 35% from BAFA for installing an air/heat pump with ventilation and also 35% for the photovoltaic system with storage.

What is subsidized?
In new buildings, solar collector systems are subsidized with 30% of eligible costs, and biomass and heat pump systems with 35% of eligible costs, provided they meet the corresponding technical minimum requirements.

Yes, I completely agree, I have read in many places that you should roughly calculate about €12,000 for the connections; I just divided these costs.
I planned €2,000 for construction water / electricity, as it may be that the house needs to be dried separately or the floor heating consumes so much electricity during screed drying. I hope that will be sufficient.

I am bringing these €30,000 into the loan.


- The entrance platform is supposed to be included in the €18,000.
- Tile profiles & bathroom platforms, as well as electrical equipment, etc. are included in the €15,000 change buffer. Will that be tight?
- Rainwater cistern/collector, I have roughly estimated drainage with €3,000, really just a rough guess.

I have deliberately not included a carport at all for now.
The scaffolding will be provided by the developer and I forgot the crane site! Thanks. I will add that with €2,000.


I have planned €4,000 further below for surveying, applications, and similar, and €2,000 above for notary costs.
The house connections are planned at €12,000 total; I just divided these costs across the connections without knowing exact prices.

Overall, I hope to have estimated too high here and there in order to have an additional buffer for surprises. Many thanks in advance to the diligent and rightly critical questions. That helps me a lot.

Regarding your administrative costs as explained above estimated at €4,000:

The things I mentioned now backed up with numbers:

- Building permit --> €2,000
- Surveying --> €2,500
- Soil report --> €2,000
- Structural engineer review --> €3,000
- We have to set the inspection shaft ourselves, for example - it is stated in the development plan - you might want to check this if you haven't thought about it yet - costs €2,500
- Construction insurances --> €1,000

That would be all in all €13,000 ---> So definitely be careful here!

Then it is equity, not own contribution.

For comparison with us:
- Building application €50
- Surveying: €3,000 planned (not yet done)
- Soil report: €1,000
- Structural engineer: €0
- Inspection shaft: €0
- Construction insurance: €0
(Builder’s liability, shell construction and construction performance all free...)

But better to have a generous buffer.
For example, we already have extra:
- Additional crane due to tight conditions
- Dewatering of construction pit
- Utility connections: forgot fiber optic
- Underestimated construction toilet
And a few other small things.
Not a disaster yet, but it will get more expensive on its own....

Solar collectors are not photovoltaics (Photovoltaik) but produce hot water (Hochtemperaturtechnik) It does not work optimally with heat pumps (Niedertemperaturtechnik) but it is possible ...

Photovoltaics are not subsidized by BAFA (but by the feed-in tariff, the profit lies in high self-consumption). However, there is 200€ per kWh of battery capacity (KfW40+). Photovoltaics should also be calculated at net prices since a switch to KUR (Kleinunternehmerregelung) usually only pays off after 5 years. So VAT repeats ...

Charging infrastructure is subsidized. Currently in NRW better than the funding coming from the federal government in November with a flat rate of 900 euros for wallboxes (which must also cost at least 900€ but also do so)
