Assessment of Additional Construction Costs - Have I considered everything?

Hello dear community,
I have been reading along diligently here and have been planning to build a house for some time.
Before I sign, I would like to ask for your collective knowledge and opinion again.

The general question is:
Have I considered all the ancillary building costs and where have I made a major mistake?

Key data:

    [*]House: urban villa 110 sqm

    [*]No gas connection

    [*]Air/heat pump from the developer (I am still waiting for the offer) Reason: BAFA subsidy

Kitchen with 9,000 can be possible, but I would have doubts about that. Unless it is really small and simple or you get it from Poland, which also seems to be "in" at the moment.

Earthworks €13,000 - do you already have an offer for this? Could be too low! Nowadays, due to the exorbitantly high landfill costs, it is almost impossible to get earthworks done for under €15,000 (of course, it always depends on whether there is a basement or not, how big the house is, etc.)

KfW thermal insulation €4,000 - surcharge for KfW 40+ or what exactly is that? In solid construction, we pay a surcharge of €8,000 for additional insulation measures to achieve a KfW 55 standard. For your information!

Outdoor facilities €18,000 - are you doing this yourself or having it done? If you do it yourself, the price is quite realistic - if you have it done by a landscaping contractor, it will definitely cost you more.

Kitchen €9,000 - depends on how big your kitchen is - but I think it will be difficult to get something decent for that price. But of course, it depends on what your requirements are.

Then things that come to mind that you are missing:

- Building permit
- Surveying
- Soil report
- Structural engineer check
- We have to set the revision shaft ourselves, for example - it is stated in the development plan - you could also check that if you haven’t thought about it yet - costs €2,500
- Construction insurances

What do you mean by BAFA Photovoltaikanlage? Is there a new subsidy that I don’t know about?

Wow, that’s quite high. You can ask the exact prices from the utility providers. hm... What do you want to do for €30,000? Still missing: Tile profiles and bathroom pedestals, adequate electrical equipment (upgrade to the construction service description), as well as satellite system Upgrade bathroom fittings, possibly better toilet, better washbasin etc., also shower partition, bathroom furniture Rainwater cistern/collector Entrance podium

What about garage and/or carport, scaffolding, crane parking space?
