What do you particularly like? Why?: as efficient use of space as possible without wasted sqm

but then a straight staircase and an open space, both things that waste space as efficiently as possible.

If you want as much space as possible, you should think both things over carefully because besides looking good, they can't do anything..

… rather the single window in the south should go, so that garden furniture can be placed there. Turn the sofa around once so that you can also look outside. Then put the TV on the south wall. I also agree with the opinion about the kitchen and the dressing room: both can be done without.

Thank you for the suggestion with the sofa, we will definitely include it in the list of changes.

I find the "T", living/eating/cooking to be maximally awkwardly laid out. I also wonder where the 48 sqm are. Living corridor 3.7 m x 10 m is 37 sqm. Plus approx. 4 sqm dining extension, plus kitchen area. Living area too narrow, dining with approx. 10 sqm too cramped, and kitchen somehow inconvenient.

Thank you for the critical view. Would you have a suggestion on how the arrangement could be better? We want to make changes to the layout immediately. So definitely not kitchen, dining, and living in one line.

Yes, if you were to place the stairs on the right side of the hallway, you wouldn't have the hallway tube, could assign this area to the kitchen, and leave the living room the quiet area. As it is now, the stairs are a disruptive factor in the open space and you have to constantly circle around this disruptive factor.

I don't quite understand that. You would still have the hallway and couldn't just assign the area to the kitchen, could you?!

Putting a pitched roof floor onto the ground floor of a detached villa is almost ingeniously original. However, this attic floor itself is not the greatest stroke of wisdom, where I see the most potential. Child 2 will wake up during every evening visitor’s farewell thanks to the open space. Dividing a useless hallway area into a storage room and calling it a storeroom may work in the plan, but doesn’t convince in practice. Regarding the typical dogma of equally sized children’s rooms for those who are not yet parents, I have already gone over the almost tired tune elsewhere, to question this "concept."

I think this constellation was deliberately devised to give the actually disturbing straight staircase the "alibi" that its under-space could cleverly be used as a pantry.

Thanks for the feedback. The straight staircase with the storage room actually originated from us. We saw this in reality at an acquaintance’s and found it good. We want to make the children’s rooms as large as possible, hence this arrangement side by side and equal in size. The open space is meant to provide a bit more light and a better sense of space. We do not share the concern that visitors might wake sleeping children. There is also the option of exiting through the utility room if necessary ;-)

Partitioning a useless hallway area as a chamber and calling it a storage room may work on the plan, but it is not convincing in practice.

Could you please briefly explain why you think that would not work?!
