We also once looked at a turnkey house where the following items were not included in the price: All interior painting work, all floors (except bathroom and kitchen), the terrace, the path from the street to the front door or the yard, the lacquer finish of the staircase frame. Please also remember the little things in the buffer that are not noticed beforehand: skirting boards, curtains, towel rails, lamps, light bulbs for the lamps, wallpaper, fly screens, etc. These items are not absolutely necessary but can cost quite a bit in implementation and the list can be extended arbitrarily. I can understand your thoughts along the lines of "The construction costs will increase in three years more than what we can save during that period," but it is not critical. Everyone who plans real estate has these thoughts. However, it does not help you if the project is too tightly budgeted and therefore fails afterwards. With no reserve, even a few months of short-time work or a major car repair can cause serious stress.

You are not wrong there. We don’t have short-time work here, and I don’t have a car. But I know what you’re getting at. I just oppose the idea of buying a house in 3 years for €50,000 more than what I would pay today. For NO additional service. Just buffer.

I feel the same when buying bread rolls. Back in 1990, I got some for 10 Pfennig. Since then, prices have been rising relentlessly, but the service remains the same. So I've had a huge craving for bread rolls for over 30 years but refuse to buy any because I don't want to spend more, even though the service is the same.
Really sad world...

While I understand what you’re saying, I think we’re in a slightly different situation here. It’s foreseeable. It’s basically the decision now or in 3 years, but what significantly changes?

How is that supposed to work? Doesn't the bank end up in second lien? You didn't answer the question about fixed interest rate and variable interest rate.

Who pays the 20k€ for the kitchen and who pays the ancillary financing costs like land registry fees, etc.?

I wouldn't rely on 1.1%. I see more like 1.4-1.6% for you.

A lot of uncertain things. I wouldn't do it.

You simply buy a used kitchen for 1,000 € first and do the exterior work step by step yourself.
I would never let a house purchase fail because of things like that.
And for example, the land register entry should no longer apply, since he already owns the land.

I would just make a concrete inquiry with the usual brokers to see if I could get financing.
If you agree that it could be tight and are also willing to take a side job or forego vacations, etc., if something unexpected comes up, it can work from my point of view.
