Man, thank you very much for your input.
First of all, a few answers:

1) I feel uncertain, otherwise I wouldn’t be asking this question here.

2) The property is located in the 25-minute commuter belt of Rostock, between two rivers, in a small town of 5,000 inhabitants (Schwaan). So not exactly the middle of nowhere. But it can be bought at a reasonable price through state funding for urban development. Market price is about 20-30% higher.

3) You already strongly point out that initially having more equity simply makes more sense also for peace of mind. I will definitely take that into account. At the same time, you have to take some risks in life from time to time. Thirty years ago (when my parents built) it was also a critical undertaking and the builders were often too young. And it still somehow worked out.

4 and last) Conditions will never all be green in life. If I wait for that, nothing will ever happen. I would of course only take out the loan and start on the house AFTER the probation period is over. Currently, it’s just information. Also, I grew up in a house and it has always been my motivation to get a decent job with a decent salary for that reason. Renting is not an option in the long run. Excluded.

This sounds to me like a healthy basic attitude.
For many people, long-term financial "restriction" due to building a house means painful sacrifice. I have always seen it as the price I have to pay to get something I want, that is, I have shifted my interests and desires.
That’s exactly how I am building again now and don’t feel a painful sacrifice because of not being able to afford some other things.
As far as I can see, you are not committing harakiri, but are courageous and aware of the possible consequences. Divorces are usually financially very drastic as well and you survive them, even if you sometimes don’t believe that at first.
I like living in my own house and for that, some other things just don’t exist (anymore). So what… in my opinion it’s also a question of the life path one has found for oneself.

You’re not really comparing building 30 years ago with today, are you?

In the end, it’s your decision and your money. It can work out, but the risk that it goes wrong is quite high. I’m keeping my fingers crossed for you. When I moved in with my wife (10 years ago), she also didn’t come from Germany like me and I had a permanent contract, building was never on the table before my wife also had a permanent contract. She’s had that as a teacher for 3 years now and now it can start.

What is different today regarding the repayment of loans? They have to be serviced. As I have mentioned several times, some young people today believe that everything was better and easier in the past.

Not a comparison of building per se, but a comparison that such endeavors are always risk-prone. We will still seriously consider whether to wait another 2 years until everything is settled. Realistically, assuming good development and a stable industry, my salary should also be able to reach 100k/year within the next 3-4 years (compared to 70k + bonus currently).

Back then my parents had a 9.75% loan and paid only the interest for a decade. Nothing was better in the past, the situations are different, but the courage and the risk have remained the same.
