Thank you very much for calculating the slope - I wouldn’t have figured out how to do that. But are 8% a lot now? How should I evaluate that? Will the house construction become extremely more expensive than expected? What else needs to be considered with 8% regarding the house placement? When you are on site, it doesn’t feel like a sloped property....

Compared to the other municipalities here, the development plan is extremely flexible. In other municipalities, not only the roof shape and angle are prescribed exactly, but also which plants (from a selection of fewer than 30 species) you have to plant and which you are not allowed to, and the building windows are exactly as large as their model house....

Are there no details about building heights? Reference points? Reference elevations?

The 8% means that you have over 1 m height difference inside the house.

You can take your phone and measure the slope. That works quite accurately.

Currently, as of 28.11.2023 (1st amendment of the development plan), the floor area ratio / plot ratio has been adjusted from 0.3/0.6 over 0.4/0.8 to now 0.35/0.7. The reference height is always the original terrain.

(3.3.1) The original terrain is to be preserved as much as possible. Changes in terrain are to be restricted to the absolutely necessary extent. Maximum excavation / filling on the plots is 1.25 m. These must be arranged on their own plot area so that the original terrain at the neighboring plot boundaries is not significantly altered. (3.3.3) Building form for all house types The ridge of the roof must run along the longer side of the building.

Regarding the side ratio eaves side / gable side, it is stated that this should not fall below 1.5 : 1 (but at least 1.3 : 1). Between draft, "final version" and 1st amendment, only the (multi-page) "cover sheet" is changed several times, referring to the continuation of older versions. Much effort and confusion about seven (!) building plots, whereby the plot of the TE has at least 723 sqm and the others also have a similar size.

Yes, garden and terrace in the south is the plan. Regarding height, there are the requirements that the eaves height on the slope-facing side must not exceed 5.50 meters relative to the original terrain.
