Hello everyone, I need your experience on how to best place a house measuring 8.4x10.4m on a trapezoidal plot so that as much well-usable garden as possible is obtained, but at the same time there is no very long driveway. Bebauungsplan/Einschränkungen Plot size: 665sqm Slope: yes, slight to the northwest Floor area ratio: 2, no basement Building window, building line and boundary: see Building plan: The longer, upper side is about 30m long The short side at the bottom is about 16m long The left side is 28m The right side is 30m In the overview image, the plot is marked in yellow. The cardinal direction can also be seen there. The blue box is the building window – so very large. Ridge orientation is irrelevant. But the distance areas of 3 meters for the house must be observed. The garage and storage may be placed anywhere. Hello, The orange lines are only because of the view of the street. That is not relevant for us. The way the house is positioned is only a suggestion from the development plan. But we think that this gives us the least space for the garden. The example house is also bigger than what we plan… Within the blue line, the house can stand anywhere, it just has to be 3 meters away from the neighboring properties.

A garden is everywhere you create it. Preferably also in several areas. A green space is not a garden. Anyway: A house should always be planned together with the property. This means two things: 1. first the property, then design the house on it. 2. If possible, the house orientation should follow the length of the property, not against it. Why are the dimensions already fixed? Did you put the cart before the horse there? You actually play around with the property and its conditions, see where you approximately want to arrange the rooms in terms of location, and then plan the exterior dimensions. Is there already a floor plan?

I don't quite see it that way. It does make a difference whether I place the house centrally or also allocate space for a tree with a crown. But in the end, I don't think the requirement of the [Bebauungsplan] is wrong at all. The house isn't that long.

What does the development plan say about the ridge direction? Is it mandatory?
