You are funny. Floor plan is my third name ;) According to the plan, your stairs to the upper floor go from the bottom of the plan. Your basement stairs, that is your basement hole, are next to your sofa… or right next to the living room door it goes down into the hole, dark… you can resist all you want… or be stubborn… or waste all your electricity on basement LEDs. THAT is not cozy and will never be cozy. It is also too cramped for you. Not fundamentally, the room is okay. But simply not for sitting next to a basement hole. There would have to be about 2-3 meters of free space in between. Or if you had a slope and could see bright daylight rays from below from the living room. But that is not the case with you.

Ok, I understand what you mean. But I still think you are dramatizing it a bit (no offense meant) ;) I’ll send you pictures of my house when it’s fully furnished, maybe it’s not as bad as you think ;)

Gladly. I’m always happy to learn. I don’t think I’m dramatizing: I have a good sense of space, even from 2D. Somehow you have to explain it clearly to the other person if the feeling or the implementation isn’t there. Of course, there are people who don’t sense missing or “bad” space or simply don’t care. But then you should at least take the technically better route, and that is already poorly advised with the two downpipes in the living room. Luckily, there’s about 35 cm of distance from the door to the stairwell; otherwise, it would even be dangerous. Of course, you can downplay all of this (or dramatize) and only see the great staircase. But the great staircase can or should not distract from mistakes, right? It’s a shame that your floor plan wasn’t discussed thoroughly from your side.

The downpipes no longer exist; the general contractor will move them into the wall. The architect just didn’t update the drawing.

Of course, the floor plan was fully discussed – namely between the architect, us, and the general contractor. After many adjustments and discussions, we had this exact floor plan built (or will have it built), and it is the house we want. Maybe 95% – because you always see things you would do differently. By the way, the forum also helped a lot during the discussion (and we constantly made adjustments in response), but with some forum members, I rather had the feeling (in the then thread) that many preferred to criticize rather than contribute anything constructive...

_in_ the wall? That causes thermal bridges, doesn't it?

Ok, I get that you consider your design perfect, but do you seriously want to set up the sofa corner like that? On the main traffic path, facing the hallway door and the basement entrance, in front of windows? You don’t even have any of your house’s mega focus, the staircase, visible there. Open is nice, but that would be too hectic and exposed for me. Net, I barely get 12 sqm of space for the couch area there.
