Of course, I still owe you an update. Since the last status update over a year ago, a lot has happened. The events are divided into two storylines:
1. old architect
2. new construction consultant
1. old architect - was sued with the help of a refreshingly pragmatic and young lawyer. He lost and has to pay me back €38,000. The architect thought he didn’t need a lawyer, but the judge thought otherwise. Now the architect thinks he doesn’t have to pay. The bailiff made him do an [EV]. I don’t know the result of the [EV] yet; it was two days ago. Honestly, I don’t expect him to pay or admit in the end that he made a mistake, but it felt good that he was convicted.
2. new construction consultant - again a recommendation from (other) acquaintances! Almost the same age as the architect, but otherwise a jackpot. He is also my site manager and we have become friends in the meantime. A building planner cleaned up everything for only €7k and made a CAD drawing as well as a structural re-calculation. Meanwhile, almost everything in the house is finished; the screed will be poured in a week.
Conclusion: I have learned a lot about building in the meantime. You don’t need an architect if you sit down with a construction consultant or building planner and make a sketch together. The building planner then has it drawn on the computer. HOAI is completely unnecessary for a private house; from now on I will immediately say “goodbye!” to any architect who mentions HOAI. You can recognize a good building planner (me) by the fact that he knows all the companies for all trades in the area, knows which of them are good, and observes the usual construction prices. (Example: price for high-quality tiles including installation in Berlin: €160/sqm, price in Brandenburg: €70-80.) He also knows how the trades coordinate with each other and gets the people to coordinate at one table.
I have taught myself a lot as well. Selected and designed the bathroom with tiles in detail, put together the kitchen myself, worked out the electrical plan, etc. It was fun but took a lot of time. There will be photos after completion ([September? 2020?])!
