I think I'm too stupid to find the posts using the search function – when I search for "11ant Barthel," I only get a few results saying to search for "11ant Barthel." This way, I'm going in circles...

I just googled, townhouses in Berlin, a new BT project in Berlin Weissensee. For comparison, some have just been occupied around the corner from us, 630-680K€, I don’t know if it’s cheaper outside, but BVG is within walking distance here.

We also searched for a long time in the Berlin area. Unfortunately, most good plots are immediately bought up by developers and prefabricated house companies, so finding an unbound plot is very difficult. In addition, new construction projects are often located where, for good reason, there was no previous development – see Bienenweg in Neuenhagen, Igelweg in Fredersdorf (both right by the highway) or Ritterschlag in Schulzendorf (far away from everything). In the end, we decided on a developer with a plot and made some compromises on the house for our main criteria (super quiet and within walking distance to the S-Bahn).

Wow.. at first I was worried whether the post would be approved at all and didn’t check back for a few days, and then so many replies at once. Thank you very much first of all!! And yes, you are right. It’s naturally about EITHER a property with an existing house OR a building plot (2 different options).

Where do I even start:

11ant, thanks for the link, I have often read your recommendations on your own posts but I never managed with the search function either! The issue of real estate inheritance tax always comes up with existing properties, just as with the purchase of a turnkey property. However, I thought that with the developers you first always buy the land and then conclude a construction contract with the general contractor/developer (in one notarized step)? What is going on with Werner/Wengertner?

ypg: By "restrictive contracts" I didn’t mean the combination of land and house construction, but the fact that surcharges on these prefabricated houses, if they only come up during construction (e.g. different tiles in the bathroom/different flooring etc.) are disproportionately expensive. At least I have read that here and in house building blogs more than once.

Nida35a: What kind of houses are those for 630-680K (and where in Weissensee)? A semi-detached house unfortunately is out of the question. Otherwise I’m all ears ;-).
