Sorry, question 7 was unfortunately not copied along - 7. Change possibilities for sample selection - for example - floor - vinyl / different tile sizes / sockets & network outlets

Is there a street or something nearby that could cause a lot of noise? Aerated concrete does not have the best sound insulation. Maybe have it changed then. Costs?
At least have the semi-detached house partition wall built from sand-lime brick. Presumably, this is already being done anyway for sound insulation. At least ask about it.
Eaves - what material? Wood or plastic? Did not find anything about that.
Downpipes do not have flaps for water or anything.
The sanitary equipment is absolutely standard and during the sampling, horrendous prices are usually called for. You could ask during the conversation if, for example, you could procure a washbasin yourself and have it installed free of charge.
There is no kitchen included - by when does the company want the kitchen plan?
Electrically, there is a lot included, but I would ask about the additional costs. Is the connection room=utility room?
The staircase is absolutely standard. I would also have asked about additional costs beforehand. That quickly goes into the five-figure range.
RC 1 N is a pretty low resistance class. I would have asked about additional costs here as well. The terrace doors are also available with a low threshold for easier access in and out. Also ask about additional costs here once.
Request a payment plan so you don’t pay too much upfront.

No, nothing nearby.

At least have the party wall of the semi-detached house built from sand-lime brick. Presumably, this is already done anyway for sound insulation. I would at least ask about it.

We had spoken with some people from the settlement who have such a semi-detached house and they told us that you cannot hear the neighbors from the other semi-detached house.

Call me paranoid, but the payment plan would already be a dealbreaker for me.

Noise is quite a personal perception.

Well, both have pros and cons. Wood needs to be painted, but it is a natural building material. Plastic probably lasts forever. Most people I know choose plastic.
