Okay, understood, then we will inquire today about the performance bond as well as a warranty bond.

Is there an insurance that covers this in case of a default?

For builders, I can't think of any right now. Also keep in mind that things often don't go smoothly. Bankruptcies are often prolonged for a long time, builders are kept waiting, construction stands still for several months and nothing happens, and what is built is often constructed with defects. Really read the linked thread from beginning to end, it's a horror story. Therefore, if you don't have a 100% good feeling about the company, I would advise against it. Making a wrong choice can end in personal bankruptcy, and personally, this payment plan chopped up like parsley is enough to trigger my alarm.

Then you are still missing the bond for the (in my opinion certainly to be expected) case that the tax office concludes a linked transaction and also wants value-added tax from you on the property price. I see it differently: considered individually, the payment plan may be an indication of a young company that has not yet built up a big cushion. Together with "reference projects" another caution kicks in for me; then I have to think that commercial bankrupts first build up a solid reputation before the crash. What do company databases and Gomopa say about the companies and their acting persons?
