However, the installer won't cover my electricity costs once we've moved in! That's why we now officially have the ERR exemption, and we're safe. Did you think about this nonsense before creating your response? Probably not. You are one of the big proponents who constantly bring this IB into play. 950 euros plus all the bureaucratic effort plus 100 euros for the letter, are you serious? For the IB, the marketing is on the shoulders of the builders with the goal of winning contracts. Show us one of "your many examples" as concretely as it was described in this status report. Which district offices do it cheaper? You are accusing the building authorities of different procedures in identical situations? You should explain that to us in more detail. What is clear now is that you are recommending a company with the IB here that, in this case, is not an expert. I suspect this is not an isolated case.

I actually didn’t want to answer you on principle. But now I have some time and feel like doing it.

1. Effort €950 + letter
What do 16 actuators, individual room controllers and the integration by the electrician in the fuse box cost you, for example? Material and effort. You are nowhere near covered by those few euros.
In addition, you are officially allowed to waive the ERR.
2. Bureaucratic effort / different procedures
I am not accusing anything. I know – that is a difference.
Because according to the Building Energy Act, the office is not obliged to obtain an expert confirmation. It can, but doesn’t have to. You can gladly read this in the 102nd Building Energy Act. Accordingly, there can and will be different procedures at different offices.


What is the problem that he is not an expert? Did I ever claim that? He does an excellent job calculating heating loads and designing heating systems.
Everyone does what they do well. Otherwise, he would open an expert office and not carry out heating load calculations.

My example: Heckmann letter ==> submission to the building authority ==> one-liner back with the consent (and previously a phone call, where I clarified exactly what confirmation I need). I believe the cost was about 25€.

Then it looks really slim:

Besides the rhetorical derailment which I do not like at all, I would like to add something. Which of the builders here has received a room-by-room heating load calculation including the design of the underfloor heating from the standard general contractor/subcontractor/heating engineer/developer? I put forward the thesis that this would probably be in the single-digit percentage range. The engineering office criticized here therefore provides a service for the money that offers real added value. Mostly monetary, but also in the "automation" of the underfloor heating.
