Hello,
Let's stick to the concrete example: the plot is already owned and developed!
House: €109,900
extra insulation: €3,300
solar package: €4,300
ventilation package: €7,500
--------> house costs: €125,000 for a 140sqm house
SH is - to a small extent and similar to Lower Saxony - cheaper than the rest of the country; unless you want to build in Kiel. But not that cheap. A house of this size should cost around €168,000 in SH.
plus:
chimney approx. €4,000
external roller shutters: €5,000
possibly further special equipment €10,000
kitchen: €8,000
house connections: €7,000
fees (building application / construction and soil survey): €5,000
miscellaneous / backup: €10,000
paint / wallpaper: €2,000 (DIY)
floor coverings: €3,000 (DIY)
financing costs: €3,000
additional earthworks: €3,000
construction electricity: €1,000
insurance and co: €200?
additional costs-------> €61,200
The costs for the building application are set too high, material costs for floor coverings and wallpaper too low, and a kitchen does not belong in this list. Regarding the additional foundation costs, I would estimate a good €8,000; otherwise, take a look here:

total effort turnkey without exterior facilities: €186,000
No - a good €177,000 plus €30,000 construction incidental costs, plus €8,000 reserve for additional foundation costs, plus €10,000 for painting and floor coverings as DIY, plus €10,000 for exterior facilities as DIY, plus €8,000 for a prefabricated garage 3 x 6, plus reserves for extras.
2. Did I understand correctly? Would the house be KfW 70?
From experience: no.
Best regards
