You didn’t mention anything about a semi-detached house in the first post. The construction method and the federal state are also nowhere to be seen. In addition, there are the incidental construction costs (typically between 30,000 and 40,000 euros), details such as the kitchen, garages, and outdoor facilities are naturally also excluded. Do the math, if a provider deviates significantly from the average, extreme caution is advised.

SH is - to a small extent and similar to Lower Saxony - cheaper than the rest of the country; unless you want to build in Kiel. But not that cheap. A house of this size should cost around €168,000 in SH.


The costs for the building application are set too high, material costs for floor coverings and wallpaper too low, and a kitchen does not belong in this list. Regarding the additional foundation costs, I would estimate a good €8,000; otherwise, take a look here:

No - a good €177,000 plus €30,000 construction incidental costs, plus €8,000 reserve for additional foundation costs, plus €10,000 for painting and floor coverings as DIY, plus €10,000 for exterior facilities as DIY, plus €8,000 for a prefabricated garage 3 x 6, plus reserves for extras.

As a simple house, built according to the energy saving ordinance valid at the time and with EL painting and flooring, this is also a realistic price in SH ... not a KfW 70 efficiency house and without additional construction costs etc. ...

The example with the city villa is a detached house. The price is about 1180 euros per sqm. The city villa now costs 2012 ->124,900 euros, so with additional services at 1246 per sqm. The developer builds about 500 houses per year and is regional. In the meantime, an architect also called me. Her price is 1300 - 1500 euros per sqm - ready to move in including painting and floor coverings. Is building in Schleswig Holstein cheaper?
