Okay, a new attempt with the additional information, but first once again about the first picture: it is clearly visible that just from the parking deck to the front of the house there is about two and a half meters of height to overcome with the stairs. As for the terrain and the slope, my interpretation that the picture shows a path at 230 at the bottom is probably incorrect. But: then the picture probably does not show a row of houses at 231 alone, but the general contractor (I stick to the assumption that he originally wanted to act here as a builder) apparently wanted to plan 211 and 228 to 231 in total – that is, including the tasteful villa – and then probably only got 231. The picture can never ever show a row of houses parallel to the street only at 231!
So I stick to the assessment that this is an attempt to recycle leftovers of a failed project. Never dream that the first picture shows the width of 231 and that by omitting the middle row house something like what is pictured could practically be implemented. According to your total area specification, one would have to deal with a plot of about 24 x 57 meters. Get some information on how the plot is intended to be divided, and regarding the building regulations. I suspect §34 but with actual building boundaries and also height orientation to the neighbors. I consider driveway and parking deck similar to the first picture conceivable, and behind that the plot would then actually be divided and built with a semi-detached house (?)
Keep in mind with everything: what a professional gives to fellow professionals at a last colleague price for further development to amateur fortune seekers has a reason (which has no similarities with friendship, altruism, etc.). Just because he might be more interested in other projects, he could also hand it over to competitors, the bunch is well networked. Be extremely cautious about “your chance” with something that neither Mr. H. nor Mr. J. nor Pitter from Günni want. If a wolf withdraws and the others do not want the prey, then there is something fishy about it. And the fact that simply no third man can be found for skat to get such a small row house sold is certainly not the case given the current market situation!
They say greed eats brains in similar deals – in the real estate market a varied version applies: despair eats caution.

Well, so on the property there are 2 detached single-family houses - so there is practically no garden left for the front one because of the parking space, steep driveway, and the passage to the house at the back. And the one at the back definitely has to build with a basement into the slope (stone? = super expensive), well, then he could make a roof terrace on it if that is allowed...

I understood it to mean that the two single-family houses are to be built side by side, not one behind the other?

We were there earlier but couldn’t enter the property. From the street, you couldn’t see anything because of the wall and overgrowth. We even walked across the field from above and tried to make out something from there. However, everything was overgrown. We asked a neighbor, who had no idea how steep the property gets at the back.

According to Tim online, the property has a width of 26m. I don’t quite understand why a row of 3 houses or 2 single-family homes wouldn’t fit on it. These narrow plots are as common here as sand by the sea. The builder has a narrow single-family house in their program that is 6.5m wide. That is supposed to be built. So each one needs 12.5m width. Times 2, that’s 25m. So it fits. Whether it makes sense and whether a garden can be used at the back, because from the middle of the property there is obviously a slope again, is of course another story.

Anyway, we were there. Saw the many trees (tree felling work was not listed in the additional construction costs) and the slope at the back, which was concealed from us. Even though we couldn’t see the slope ourselves at the back, both the villa on the left and the house on the right had an extreme slope. I doubt that with this property you can get by with €100,000 in additional construction costs. And that is beyond our budget. I’m not going to rush into disaster just because we want to own property. Therefore also my inquiry here, since I naturally judge much more subjectively than you. I am always open to comments and warnings. And for that reason we will definitely stay away from this project.

Otherwise, besides Boris, there is for example the Geoportal.nrw. There you can get very precise elevation maps.

That sounds reasonable. At least one mistake avoided – of course it remains an unsatisfied wish. Describe what kind of prince is being sought or how his even less painful downgrade to a frog would have to look.
