No, this is not a fixed price. The contract is awarded to a service provider who has already made a cost estimate, on the basis of which the figures above were created.

I would also much prefer to be free in the choice of the construction company. But this is difficult here in the Düsseldorf area. And the general contractor in question was fundamentally also in the running, so not a provider we have concerns about.

The plot is incredibly cheap, being sold well below the standard land value.
Right opposite, a plot half the size is currently being sold for €40,000 more.

Well, to me it seems very, very strange: the left picture probably shows an excerpt from a sales brochure of a project to build three townhouses; these seem to be built on an underground garage or something similar and to be accessed in a cascading manner via a sloping driveway to three parking spaces and then again by an outdoor staircase (which apparently is about one basement floor high). Up to this point alone, the whole thing would already seem rather dubious to me. Overall, the pictures suggest a flood-prone floodplain plot, and in the first picture probably show 230 at the bottom of the image and the view towards 231, the surrounding buildings being obscured by small trees. If I interpret the description correctly, the project developer found no interested parties for this, let’s call it neutrally, “idea” and is now trying to sell the plot to two single-family house buyers and get away with just a slap on the wrist via construction contracts with them. Honestly, it looks like we have a very clever Cologne person trying to fool two stupid Düsseldorfers (and caught?). Shall we let them off? - Mr. Conductor, a fanfare, and Mrs. President, the sausage!

Hello 11ant, The property is located in the Bergisches. There is no underground parking below, it is the ground level. There is no risk of flooding there. However, we suspect that the property has an extreme? slope at the back (I remember that the lady emphasized that the property is flat where the house will be). The property is still owned by the seller, from whom we would buy it directly. This is about a general contractor, not a developer. The lady said she had abandoned the idea of terraced houses because the plots would then be too narrow and too long. Also, the detached houses that would go there have to be quite narrow. But yes, the property is definitely a slow seller because of the access and probably also the unfavorable plot.

It looks like that on the satellite image. On the neighbor's side to the left there seems to be a long staircase and on the right it looks like terracing. To me it looks as if the slope begins behind the row of houses (if not even earlier). The only thing to do is to go check it out on site.

How wide is the plot? I find it hard to imagine how 2 single-family houses are supposed to fit on it?

Yes, exactly, that's what we also thought. We're going there right now, but we don't expect to see much since the property is above the street.



That is undisputed with a house width of 6.5m.
