That is a witty statement – have you ever thought that the place of jurisdiction is always the company's registered office? It's not quite that simple to enforce claims across borders in the worst case; not even within the EU country.

Hello construction expert, first of all thank you for the breakdown. Actually, I am still feeling down. It is really a lot of money and sometimes you pay for a very very long time for your own home... The reason we want a house is that we have 2 children and we want to create the privilege of a *home* for them, instead of moving from rental apartment to rental apartment, as we were used to. Would a semi-detached house be cheaper or more feasible? We could either build onto an existing one here in town or build one without a partner, as the building plot is still available!

Holzinio, we actually want a construction contractor who has their warehouse nearby. That seems safer to us...

With semi-detached houses, you actually only save on the plot. Then 250 sqm is enough. Whether you want that... hmm no idea. Friends of ours live in one, and the workmanship was sloppy there. They can hear the neighbor's TV and every step on the stairs. The defect has been identified, but can no longer be fixed. Now they're stuck in a legal dispute. What speaks against simply saving diligently for another 1-2 years? Possibly the family can also help. I still consider it doable with the amount. Only with 2 children it gets cozy on 120 sqm over 1.5 floors.

So I see the problem more as a construction expert. AZ could become tight at that size. It depends more on what you need, so how big the AZ should be.

I also don't see a problem with the price. We have 220 K € from the bank. The land was equity and additionally about 15 K € cash.

Key data:

Land 663 m²
Single-family house in timber frame
130 m² „Nutzfläche“ (so the indication including hallway, stairwell, …)
Gas BT including solar thermal
Controlled residential ventilation with heat recovery
Underfloor heating in all rooms
Fireplace for wood stove
Precast concrete basement (however only black tank and usable basement).
2 bathrooms

So far it looks like we will easily manage.
However, our incidental costs are also quite low compared to other areas in D

how much have you set aside for the ancillary construction costs? if the plot costs 70k and you have a total of 220k, 150k remains for the house.

that will not work with a basement, without a basement and with extremely simple technology and equipment it could, provided you can really cover all ancillary costs, just about be enough, but then really simple, without floor coverings, without ceiling coverings, without electrical extras, without sanitary extras, without exterior facilities and without a garage.

it would really be important to know what you have set aside for ancillary costs, or better what you "think" will be enough for ancillary costs. sounds harsh, but it's well meant. you really have to be careful, there are quite a few surprises. it's not done with property transfer tax, notary and all the paperwork you can roughly calculate on the internet.
