We lived with two children on about 130 without a basement. Now we will live as two on 110. And we never felt it wasn't enough. And we will also have enough space in the 110, although 11 of that will still serve as my office for four to five years, then it's [daddeldu] and retirement. I am still firmly convinced that a garage is not a must, unless as a disguised garden house and small workshop, for that it is great. Cars are painted against the weather and are allowed to be used outside. A basement is also a luxury and unnecessary, because the storage habits of my childhood with mason jars, potato bins and coal cellar are no longer done today, and I would think my money is too precious for a basement bar with a stag antler. A decent living room has around 30, a bedroom 15, two extra rooms of 10 to 11 each, a 12 kitchen, a 10 utility room, that's about 90. Plus hallway, bathroom and separate toilet, a decent hallway, end. Karsten
