I actually also think it is not small at all.

OMG, I already have a bad feeling about our €237,000. Either you and your acquaintances are all a bit crazy or I am too cautious [emoji3] However, my bad feeling also comes a bit from the fact that we might have financed a little too tightly in the end, despite a decent buffer. In any case, the buffer is melting away quite quickly. Your €50k ancillary construction costs are quite high, but don’t forget the kitchen, furniture, and buffer.

I see it much more relaxed. It’s probably because in Switzerland (where we still live) houses are generally more expensive and almost no one ever fully pays off a house.

I don’t find 170m2 too big. However, I would consider the basement: From my point of view, it isn’t necessary. And you save a lot of money right away. In the 170m2, a utility room will also be possible. I would do the double garage – or at least plan it so that an additional build is possible later if you switch now to a carport (which is definitely a good solution).

The area is always a tricky matter. Of course, you can usually manage with less – on the other hand, you don’t rebuild every year: so you have to find the optimum that applies to you. With 2 floors without a basement on a great plot, you are well served in my opinion and the money will be sufficient or you will be able to realize it with less. I estimate about €50k saving potential because of the basement (but €10k more for the outdoor area). And then everything looks much more relaxed.

We have 172 sqm of living space for 5 people, a warm attic (heating, storage), garage, and it is sufficient with a study and 3 children's rooms each with at least 16 sqm. However, we have foregone frills like a third bathroom, dressing room, pantry. A cellar is unnecessary if it's not a tiny plot and who wants to live in the cellar anyway.
