The designated building area is about 430 sqm
If you mean the pink area, then I can tell you that it has no building law significance, as it only represents the actual usage in the land register. If the city planners or approvers argue with it, then get it in writing, because then they have already lost.
Of course, we would prefer an exceedance of the building area in the Easterly direction.
I do not find that "of course." On the contrary. But maybe I misunderstand you.
This way, we could better comply with the original demand of the building authority to align the building flush with the neighboring building and at the same time generate a kind of privacy screen toward the neighbor.
Draw your desired position on the map.
Would you basically agree with the building authority that the area outside the building window could already be considered an outdoor area?
Outdoor area could, IMHO, begin at the usage type boundary to the forest (light gray line running north-south across the property); however, this is irrelevant because my actual building boundary to the east matches yours and therefore a further shift to the east would not be possible. How do you see the chances that the building authority would at least allow a building in the easterly direction, so that we could place our building in extension to the neighbor?
Good, if we have the same understanding of the maximum easterly shift.
Can the building authority basically extend the building window?
Since there is no building window, there is nothing to extend. According to §34 of the Building Code, there are at most disagreements regarding integration within the buildable area.
From the stone of the wall onward is all outdoor area
Sorry, I don’t understand what you mean.
The main argument is that we have the edge plot, and south of us there is no further neighboring plot, and therefore we could be in the outdoor area “possibly”
That would be hard to follow unless there is a landscape plan. Also, a look at the land use plan might be worthwhile.
