We are planning a single-family house with about 160-170 m² of living space, a conservatory, and a double garage. Orientation, of course, S-W, meaning the house should nicely fit into the N-E corner so that we can make optimal use of the garden. The development plan is quite open, two full floors are allowed, roof types are gable roof, shed roof, and staggered shed roof. We can handle that great ;) TH is 7.5 m and FH 11.5, which of course also means that the houses around can get very tall and possibly block the nice S-W sun...

Regarding the house itself, we will definitely be able to build the right one for us; at the moment we are much more concerned about the location of the building plot, whether preferably a bit higher up by the street and more "airy" in the S-W due to the dead-end street (No. 19), or rather in the middle and possibly a bit quieter (No. 21).

In terms of plot size, 19 and 21 are already quite small for your needs. With 19 and 20, your driveway is also located in the NW area = in the garden. To be honest, you can build well on all three plots. 21: House facing north with access from the west, garden quiet and sunny (west and south have no neighbors, because of the street) 19: House facing northeast, garden rather towards the west (nice when you come home from work in the evening) 20: Enough space to place the house but always the driveway in/at the garden ==> I personally don't like that I would probably choose number 21, even though it is the smallest plot.

21! For reasons, as nordanney says. The access can be well separated from the garden.

Regards Yvonne

And yes: sometimes it has to be quick... if you already roughly know, have always looked around and know some properties, then you should also be able to identify the advantages or disadvantages... sometimes it just has to be quick :)

I am also for 21! The others would have too many neighbors looking into my garden. These building plots exist here too and we consciously decided against them. And 2 full floors are great! We are also building 2 1/2 floors.

If the map is oriented north, I would take number 20 – especially with the much-praised 21, I have the terrace more or less facing the street (even if it's in a building area), with 20 it's only the private driveway, and possibly that of number 19.
