I know what you mean, but I consider it stereotyping. Why shouldn't the 27-year-old, who needs a roof over their head, buy? At that age, I was already living in my second own property (which was also a house, by the way) and was single with a girlfriend.

By the way, the parents' money can also be used as a loan. That's how my father helped me with the condominium without me building up assets at his expense. I even pay interest, which is quite advantageous for him compared to daily or fixed-term deposits.

Yes, my dad imagined it more or less like that too. So by saving a few hundredths, I could basically pay him an interest rate similar to what I would pay the bank, and since negative interest rates could soon apply to bank assets, this actually plays into his hands.

But ... in itself, I find it risky with retirement provision ... it could also go wrong.

it’s annoying when you come into every topic with your hero story. Nobody asked about how you feel when the parents contribute something. Besides, has obviously done quite a bit for the family without being paid for it. Sure, with you that’s a given...

But on the topic: I’m missing the woman factor a bit in the whole consideration. I understand that with such a new relationship you don’t immediately think about joint financing. But are you basically agreed that she would want to live there long-term? Or do you already know that she won’t be the mother of your children?
If you’re sufficiently sure about that, you can try the financing.
I would initially leave both the roof and the terrace out of the financing, make it as lean as possible for the bank.
If the roof is watertight after 50 years, it will last a few more years.
You can renovate the terrace yourself, you’re no stranger to handiwork, which for me strongly supports keeping the property.
The challenge will be to find a bank that evaluates the house sufficiently for financing in what is probably a structurally weak area. I guess it will be difficult without some additional equity.

Thanks for the feedback! The topic of Frau ... we really have only known each other properly for a few months ... I can certainly imagine her as the mother of my children based on the way she is (I haven’t said that about previous partners). But it’s only been just under 4 months. Without being pessimistic, a lot can change in that time. She has just started her studies, financially I can’t expect anything from her over the next few years if things continue to work between us. But she would be a woman who could handle the location (that sounds silly, we are neighbors ... it’s just that she is several years younger, we just never saw each other, as I said, studying at Lake Constance, then abroad, between bachelor’s and master’s not living at home, then master’s again in another city). Regarding the terrace ... yes, I would do most of it myself ... I would have to hire someone for the excavation, I think the drainage needs to be redone and one would have to think about how to make it a nice terrace again in a cost-effective way, because that is really an incredible plus point of this house. But it definitely needs to be done immediately and I would budget between 5 and 10k. The previous owner said that in the past 5 years (he only lived here from 2016 until now) the roof has been watertight, except once he had to replace 2 tiles after heavy hail. There are still tiles left. It is a cold roof with a concrete ceiling. Furniture is also not a big problem for the basic setup, the kitchen is present and really nice and more than sufficient and includes all appliances. I will take the bedroom furniture again, as well as the desk, and I still have a couch from my old apartment, since it was very expensive back then I didn’t want to sell it. It’s the same with dishes, pots, glasses, cups, iron, etc etc etc. So I have an almost complete household in the garage attic ... The rest can be cheaply obtained from classifieds, etc, I’m not incredibly demanding.

I am also in favor of buying if the bank cooperates. Make a breakdown with the help of your parents and Check 24 of exactly what costs a house entails. Also garbage, water, sewage, gas, etc. Just because it works with the bank doesn’t mean it has to work for you personally. So organize your finances and that’s that. As long as it doesn’t hurt your parents if you receive the money, it can also be used. You are apparently debt-free, educated educated educated, and I assume that the salary will increase. And that for the foreseeable future. Therefore, you don’t have to enter into a particularly long fixed interest period, and the repayment can also be low. You are initially only bearing the risk for yourself. In case of doubt, the additional purchase costs are gone. So what? 20k is not nothing, but also not very much. You certainly won’t drive a family into ruin with that. To minimize your parents' risk, simply take out a term life insurance policy. If you die next year, the house goes on sale and the bank is served. The debts to your parents are then secured through the RLV.
