193 sqm urban villa with north orientation, is it sensible?

Cube*, thank you for your idea to separate the garage and driveway. Could solve quite a few things. We hadn't thought of it that way so far and it will be a topic of discussion at our dinner table this evening :-)

No, I meant garage to the east and did not confuse the cardinal directions
Moving the lantern cost us around 1.5k, some coffee and a friendly conversation. No reason not to do it.
Front door facing the street works with kids. We have that too. Actually most people do.
It's about getting as much sun and light into the living space as possible.
Office in the bedroom is awful. We have 20 sqm and still space for a seating area if needed.
Downstairs doesn't work. Your multipurpose room is too small.
Garage in the east, parking spaces in front of garage and house,
House not square, but rectangular. More space in the west.
Utility garden where you planned the driveway.
Our north garden disappeared under a sunshade in summer. The sun comes over the house. Right next to the house it’s shadier.

No, it really isn’t, that is very tight, more precisely, clearly too tight with 37 sqm. I think it should definitely have at least 50 sqm. In my opinion, 12m length is the minimum for such a project. Especially with regard to the house size of just under 200 sqm. You absolutely have to take a look at that in a model house and then with your furniture ideas. It is also urgently necessary to take correct furniture measurements, e.g. sofa area, TV, etc., and to try out the distance between dining table and kitchen. Then 50 sqm are too little if it really is supposed to be particularly large/generous. You explicitly described the topic “large all-purpose room” as a must-have. But here you find exactly the opposite with 36 sqm!!! Even if you move the guest room upstairs, which I would find appropriate, you still wouldn’t have a significantly large all-purpose room, which was however your wish and must-have. The hallway is huge in area but, as already mentioned, not a cloakroom but only the word “cloakroom” in the plan. I also believe that it might rather be a rectangle and with the evidently difficult plot, the “inner values” first need to be found. Garage, parking space, children playing, vegetable garden.... something will be found for that as well.

You are mistaken: 54! That’s not too small now. However: big island, big table, then there is nothing left for a big sofa. As a rule, 10 meters can be enough. If it were a rectangular house, you wouldn’t make the room longer but would deal with the total living area differently.

Oops, right. I had only read the 36 sqm and something about a max. length of 10m; but for the kitchen there is more to add. Of course, 50 is enough. I also thought only because the requirements profile explicitly stated: Do not give up a large open space. Therefore, in my opinion, it should by no means be less.
