150sqm city villa first draft - suggestions

Is there a plan of the property? Looks like a terrace almost exactly facing east. That means depending on the season no sun on the terrace after noon and otherwise the house is oriented so that you don't get much evening sun. In times of climate warming some people do that intentionally or maybe it can't be helped, but it would be interesting to see the property.

I would put the utility room where the kitchen is now. The office where the utility room is now. So rotate the rooms 90 degrees, adjust.

Thanks, I was thinking the same. Is that a building line? So you have to build along the line?? Somehow I still don’t find the terrace and the positioning quite optimal.

We chose the placement because there is an access road to the neighboring property to the north. We are practically "enclosed" by it to the north and east. Directly to the south is the next neighbor. Therefore, we would like to place our driveway directly next to the access road.

Interesting suggestion. Can you briefly explain why you would do it that way? We think it’s good to be able to bring groceries "dry-shod" directly from the utility room into the kitchen.
