With the rent you have in mind, I wouldn't do anything at all. However, I don't know the market either.

You do have to do a little. That's why the apartment is being completely repainted, the bathroom is being painted, new laminate flooring, wooden doors painted, etc.
As little as possible, as much as necessary.

It should be clear that you obviously can't install a kitchen for 5000 euros. It has to be proportional, and you have to free yourself from the idea of wanting to live there yourself.
In a university town, more costly renovations wouldn't be a problem at all, but it's not worth it here.

Yes, I meant at the kitchen. I haven't seen the rest of the apartment.

The kitchen doesn’t look that bad. And if it is high-quality, as you wrote in the initial post, I would leave it in. If you want to replace the sink and the stove, then you’ll probably need a new countertop as well. Then you can also change the handles and remove those old-fashioned panels on the cabinets and take down the grandma curtain on the window ;-). It will look completely different right away.

With this rental income, I would also leave the kitchen in. Maybe install a new sink plus stove and a new countertop. Does a standard tabletop appliance fit under the countertop in place of the refrigerator? If yes, great - then the tenant should get it, which is also not a bad idea for hygiene reasons. The kitchen itself is certainly not fancy, but it does offer plenty of storage space. I also suspect that most of the prospective tenants are simply happy if there are a few pieces of furniture and they can set up a coffee machine and microwave.
