Yes, that's how it is. Fact. The only thing that has to play along is Mother Nature, that factor cannot be squeezed into any Excel table.

Well, you won’t make a (financial) profit with 400€ more per child. First of all, a new car will probably be necessary with 4 children. If I add 184€ child benefit and the tax allowance, I’m not far from that either. But I don’t see that as a reason to have more children because of it. (I don’t want to imply that you’re doing that for this reason!) Just try googling "how much does a child cost." Oh yes, one more thing about house size. Keep in mind that the children will eventually move out. For example, plan so that a separate apartment can be sectioned off.

The new car has space for 5 children and has been ours since last year. We want to end up with a house size of around 170 sqm. We are indeed considering selling the house again in about 25 years after it has been paid off, once it becomes too big for us, and moving into something smaller ourselves. If the children wander off somewhere far away, it may be that we will then be needed as a backup for the grandchildren. Overall, however, I find that in order to avoid conflicting goals, we need to plan one size smaller.

I am currently reading your discussion about the size of the house. Personally, I think that with 4 children, you should rather build larger than 170 sqm so that it doesn’t become cramped.
An alternative to this is a basement.

Which rooms do you need?
4 children's rooms: 50 sqm
Parents' bedroom: 15 sqm
2 bathrooms: 20 sqm
Upper floor hallway: 5 sqm
Guest WC: 3 sqm
Ground floor hallway: 5 sqm
Living/dining area: 40 sqm
Kitchen: 12 sqm
Utility room: 15 sqm
That is already 165 sqm of living space, which you have to properly distribute over two floors - the rooms are not excessively large!

For example, we have 3 children's rooms on the upper floor + parents' bedroom (small children, whom we would like to have on the same floor with the parents) + 2 bathrooms ==> already the base area of 11x11 m is planned. The ground floor then becomes correspondingly large and we have almost 200 sqm of living space. In addition, there is the attic with offices and basement replacement rooms.

In our current plan, there are 178sqm distributed over the ground floor and upper floor plus an expandable attic with 45sqm. We have someone really great who advises us on the project and the construction … :)
