Where is the best place to advertise a piece of land (outdoor area)?

You don't sell something like that.
You get a [Appel] and an [Ei] for it.
Keep it simple, cover expenses with [Pacht].

Well, we do realize that it’s not worth much. At the moment, the highest bid from a neighbor is still just under €8/sqm.

The problem is that we don’t live nearby, and checking on it even 1-2 times a year is relatively time-consuming. We hardly get anything from leasing.

The only "risk" is that the land might eventually be rezoned for building land or something similar and then be worth significantly more. We have tried to get as much information as possible (including here on the forum) and everywhere we heard just "forget it, that won’t happen" (at least not in the near or medium future).

My brother and I inherited it, and we could really use the money now (it would make a noticeable difference in our lives). The question is, "Less money now when we need it, or maybe much more money later."

We are talking about 37.6k divided by two - you can't be serious that they have to decide all or nothing now. Moreover, you told more about the property in your other thread and received quite nuanced advice, including "homework". A floodplain is certainly not a jackpot as a building land prospect, but basically I would still say: "The hectare exists" (and anyone who doesn’t believe in land speculation in times like these probably can’t be helped anymore).

Well, we are now here in a house building forum, so I can understand that people who are browsing here and are active have a certain financial cushion and think in different dimensions.

But not everyone is in such a fortunate situation. And if you just barely make ends meet every month, cannot really save, and can hardly build up reserves, then €15,000+ is definitely noticeable.

For example, one could *now* treat their children to quite a bit that otherwise wouldn't be possible. And children are children now and not in 10-20 years. And nice childhood memories *can* be worth more than them inheriting €100,000 more from us when they are 60 years old. But maybe not, that’s exactly what we are thinking about and trying to weigh up: Is there a realistic chance of rezoning in the next 10-20 years or rather not? The old forum thread ( We now also have the cadastral maps, it is 3800sqm) once unanimously said "rather not" (but keep it anyway).

11ant: By the way, you were quite clear that you thought it wouldn’t be rezoned anyway? And what homework do you mean, checking if you can lease it for a solar system? That’s true, we indeed haven’t done that yet...

For leasing for horses, we could roughly expect €500/year in the area, let’s generously assume €1000/year, then we would now roughly receive the lease income for the next 30-40 years...

Weigh that with the children. Ask the tenant if you may sit with the horses sometime ...
Because as you very rightly say: beautiful childhood memories can be worth more ... (I still enjoy the coffee visit at Uncle Herbert’s sheep meadow today – after almost half a century).

We don't live in Germany, it would be a bit of a long trip :) My brother lives somewhat nearby...

That's true, we could follow up again with the municipality itself to see if there are any plans for rezoning...
