Dear construction expert, what exactly must be included in the [Baubeschreibung] or should be??? I am currently making an overview of what is stated in the provided [BB], otherwise I lose track

In the BB, everything must actually be stated so that you can assume the mentioned price. If no roof is listed in the description, you have not purchased one, and it will be charged afterwards. As far as I know, there are no legal regulations about what a construction company can omit and what not.

A roof is usually included; that was an extreme example... but what is often missing: construction fencing, protective fences, porta potty rental, debris containers, disposal of excavation, additional costs for foundation, often the slab is missing, or the bathrooms are tiled only 1m high, each cm then costs you extra. And so on and so forth... it is simply impossible to tell you everything. The only help here is to compare several offers and hope that they differ.
Number of sockets and light switches is also such a topic; often far too few are offered, and a €50 surcharge is charged.

It is important to inform yourself before signing. No matter how.
If you are unsure about the construction description, there are people who gladly analyze it for money.
Often this saves real money because you avoid a very expensive additional financing.

The construction performance description states, among other things (as Der Da already says), the entire standard that the company installs. Sanitary equipment of brand x; if you don't like it and want something else (accordingly more expensive), that means an additional charge. Additional charge here and additional charge there. It's like with a new car: a car costs 15,000 naked, with a better engine 18,000, + "Elegance" equipment 22,000, plus plastic parts on the body painted in a different color as well as sunglasses holder, driver's seat height adjustment, navigation system, and alarm system, you're at 25,000. Oh yes: in addition, for a house as for a car, freight and transfer costs come. Back to the house: what is not listed in the construction performance description does not exist either. SAT dish, a lot of sockets and outdoor lamp connections in the electrical system, thermostats, fancy toilet seat and bathroom mirror and a 180x80 tub in the sanitary equipment, tile material over 20 €, and and and mostly come in addition. That is why we are surprised by your low house price.

Just hint at who you want to build with so that we can guess
Maybe the construction work description is on the homepage... then one can say more about whether your 184000 could be sufficient

They seem serious to me, yet there is no open construction service description to be read. I also had a Variant house calculated once - it was an almost finished version (I looked in my emails from back then, it was too expensive for me). Now the interior doors and the plastering work make sense to me with you. Plastering work costs money or - if done yourself - takes time. Two weeks is nothing. Please plan for that! In addition to the time factor, there are the floor coverings and the wallpapers, so you could have a financial double burden for a total of 2-3 months... With this house provider, there are definitely construction diaries - just inquire there about how much they had in additional costs.

Hello Wastl, I am just relieved that you had good experiences. We also had the impression that it is reputable. In the immediate neighborhood there are some houses from them & all seem satisfied. We actually didn’t have to negotiate regarding the base slab. The provider also showed flexibility concerning the sanitary areas. In the normal BB there were only wall tiles; we are getting the floor tiled as well at no additional cost. But that might be because of the representative.

I am more worried about the transport and assembly. The BB / contract states that if there are street-related / space-related problems, then we bear the costs!!! The street is only 4.30m wide. Is that enough???
