And don't ignore the story with the real estate transfer tax! Developer means: You pay 3.5% on BOTH. From whom did the land come (and when) and with whom are you building? You don't have to name names - there must simply be no economic connection between the two. The developer can tell you a lot - but he does not decide that, the tax office does!

That’s why I keep repeating like a mantra that it is important to have all the documents of the respective favorite checked! The basic approach is: "what is not stated in the construction service description or possibly additions is considered not purchased!" But for that, you would have to know what is recommended to be included in the construction service description. Do you know that?
There are different ways to have a provider’s contract documents checked; of course, everything costs money. But it is money well spent – with maybe one exception. I recently had a so-called review by a lawyer from the builder** on my desk. I could hardly believe it ... and they even charge money for that ... maybe that lawyer just had a bad day
