What do you think of this situation?
Equity: €100,000 ([buffer €30,000 available])
Salary: He (32) €4,200
She (27) €1,650

Costs: Building plot with all additional costs €132,000
Garage €35,000
House without basement (city villa 160 sqm) €328,000
Additional construction costs €40,000
Outdoor facilities €15,000
Architect €32,000 ([is that normal?])

Is the project doable for us like this or is it too big a deal for our income?

We are building in South Baden

582k all in, 482k you need to finance with a net income of 5,850. should be manageable. When children come into play, it naturally becomes financially tighter

Basically, that should work; you are young enough for such a project to pay it off before retirement.

It looks like your wife does not work full-time and you (still) have no children. That suggests a "classic" division of tasks.

If separation and divorce were to happen, the wife would initially take the house for herself and you would have to see where you end up.

There needs to be an agreement at the beginning of the marriage about what happens to the house in case of emergency and who has which claims (equalization of gains, initial assets, gifts ...). Also, you should make an effort for your wife to work full-time.

Think about building a two-family house instead of the big house on this basis? It costs a bit more but leads to rental income that largely pays off the house independently.

The house seems well equipped for the price. The architect is paid according to [HOAI], but then completes all phases accordingly. Make sure that he is really good and has time for you. Depending on size and complexity, the outdoor facilities may be more expensive.

I was also quite surprised that 1600€ is considered part-time income.
