Okay, then maybe I really didn't read your contributions closely enough. To me, it came across as if your aim was to keep the expenses as high as possible in order to have a correspondingly low tax base (and I thought that interest payments were a particularly bad way to do that because they don’t benefit me personally).

Regarding the VAT law: Thanks, I’m already aware of that. ;)
However, outside of the tax perspective, there are certainly other considerations that companies and private individuals might view differently (risk appetite, time horizon, etc.). Additionally, the tax perspective can go beyond the types of income tax (e.g., corporations, etc.).

Hello everyone,

I find the topic here quite interesting. Someone wants to buy a property as a capital investment without knowing what goal they are pursuing with this investment. Just to save taxes is not a good idea. The maximum tax saving is achieved when you stop working. Then you have no income anymore, but you have saved 100% taxes. If the goal is simply to own a rental house, then you buy it with the maximum equity and repay the loan with a variable interest rate as quickly as possible. Whether that is financially sensible doesn’t matter, because the point is just to own the rental house.

But if the aim is to make a financially sensible investment, there are two key factors that must be considered:
1. What does my existing portfolio look like, what is my risk appetite, and what is my goal.
2. What does the after-tax return of my planned investment look like. To answer this question, you need a good tax advisor and an independent financial advisor, or you must have this knowledge yourself!

Additionally, the investment is to be made with 3 shareholders, one of whom lives abroad. The first question I would ask in this case would certainly not be about the interest rate for the debt capital. For this investment, in addition to some legal questions, there are also some tax questions that should be clarified in advance.

Therefore, in this case, professional advice can only be highly recommended.
