The single-family house with granny flat you have in mind would probably require about TEUR 270 as a one-story house on a slab and as a KfW 70 efficiency house – and then no basement or utility basement (approx. TEUR 50) is included – plus additional construction costs, plus painting and flooring, plus outdoor facilities, plus, plus ...

Last year in the Rhineland we realized this with the following key data: house size 13 x 11 m, knee wall 0.60 m, roof pitch 35°; of which:


    [*]for the granny flat on the ground floor 48.47 sqm/living space
    [*]for the rest of the ground floor 59.53 sqm/living space
    [*]for the attic 80.94 sqm/living space

In total, the purchase price for the pure KfW 70 efficiency house without floor coverings was TEUR 257.

If you wanted to implement "only" our planning, your financing requirement would be:

KfW 70 house – TEUR 257 (on slab)
Plot – TEUR 100
Additional construction costs – TEUR 35, without reserve for additional foundation costs
Painting/flooring work TEUR 15
Outdoor facilities: TEUR 15

Total TEUR 422

To this amount, the TEUR 30 from your last post as a silent reserve for e.g. additional foundation costs and/or painting and flooring work must be added.
