Replace electric underfloor heating / alternative sought

Thank you for the information! So far, we have not been able to find an energy consultant here to take a look at it. And the agent is pushing. That is frustrating because this is a very important decision for us.

Do I understand correctly that the electricity for the electric underfloor heating was metered separately? If yes, the values are perfect - unless there are other electric heating elements not included in the metering. The year 2018 is then a mystery to me in terms of heating costs - did they have an open fire in the house that year? The remaining electricity consumption is quite high, people who have a pottery kiln, operate a whirlpool, go to the sauna, or house a server farm, or... If you have information about other high consumers, you can get a better picture. To put the electricity bill into perspective, also consider the elimination of other energy sources (oil, gas). Then the 400-500€ don’t look so terrible anymore. If the house otherwise seems ideal, I would not see the electricity costs as a decisive factor.

That doesn't sound good, I would take the time needed to thoroughly estimate the follow-up costs.

It's best to create a renovation roadmap.
Is the house already insulated? That helps a lot, but you should roughly know the costs beforehand.
Windows should also be considered after 35 years, regarding how long they will last or how tight they still are.

The headings seem to be swapped ;). 2016-2021 on average 17,500 kWh at 30 cents each = €440 per month.

That’s nonsense. The boiler/instantaneous water heater can well remain in the bathroom. You can live with that. It’s at least more economical than renewing all water pipes as well.

What do you need for underfloor heating? Remove the old floor – either do it yourself or hire the "Poles/Romanians" from the next corner. Including disposal, that costs only a few thousand euros. The new screed maybe only €2,000-3,000. The rest is underfloor heating and heating system – very generously estimated by a professional at €35,000. And then new flooring. That’s it.
Please remember that you are also generously subsidized (including disposal and new floor coverings).

Otherwise consider whether you prefer €50,000 heating costs in 10 years. The new heating system pays off quite quickly.

Thank you very much for your quick responses!! I am very glad to have found this forum, as all this information is still new territory for us.

There is indeed a tiled stove that is still in operation, but that should be considered independently of the costs, right?

The renovation plan is important, so we are trying to better assess it with your help. We were presented with an energy certificate today, but it is from 2013. Is that standard? Do these last longer or is the agent hiding something? Allegedly, only the windows need to be replaced.

In our opinion, unfortunately, also the bathrooms as well as the water heaters and the heating system. Do you have any experience? Thanks!
