Without knowing exactly: A house is not a car? I would be cautious with such a statement. When I see the prices being asked in our area for properties from the 50s and 60s, some of which have "junk character," I tend to doubt that such a loss in value would occur HERE. In our region, there is more likely an increase in value of 10% within the next 4-5 years. If I look at the development of land prices, possibly even in a shorter period.

I see it the same way. I have, I believe, paid at least 100% of the land and construction costs for my one-year-old house, 110-120% not excluded.

It depends again on where the house is supposed to be. In the 300-soul village on the Hessian-Thuringian border, a loss of value is more likely than, for example, in Dreieich. I would, however, set at least 3% repayment or forget the whole thing. Who feels like paying off a house in retirement?

Without knowing the exact location, no reliable valuation can be made. The real estate market naturally depends heavily on regional fluctuations.

True, a house is not a car.... it is even worse.... a car always has 4 wheels and a steering wheel; if I buy a minivan, I know what I am buying. With a used property, as the buyer, I am definitely not paying for the golden faucets, the monsoon shower, the oh-so-great laundry chute, etc. of the previous owner.

Since few house builders buy land highly speculatively, a 30% loss in value is already quite good. Who buys a property at normal production costs.... The increase in value would only occur through the land price (the location, the location, the location). To achieve an increase in value that compensates for depreciation due to the aging of the property, land values would have to increase significantly depending on the size of the plot.

I can only speak from my region, here you can get a house 10-20 years old, NHK 300,000 with land tutti completti for under 200,000.

My words. Location matters – or not.



And here is the counterexample from our area (not in/near Mainz). My colleague (who lives 30 km away from me) bought his plot of land in 2007 for 100 euros/sqm. In 2009, he invested another 60 euros in development and then built. Currently, his municipality is selling building plots again – for 350 euros/sqm – and these plots are snapped up. This is generally how it looks in our area. My director, who recently came to us from Bremen, just shakes his head when he sees that in villages that don’t even have a supermarket or similar, more than 200 euros per sqm are being paid (I have already had 10 years to get used to the head shaking).
