In particular, this question of order has been examined here from fifty-something perspectives, so there should be something for every case (and the different suggestions were mostly justifiably explained, so that a recommended course of action should be derivable for one’s own case as well).

Just don’t wait if it’s the right plot of land. Even though the big construction boom is over, people are still lining up in the cities to buy it right out from under your nose. Just ask yourself what it’s worth to you that nobody else buys it? The interest rates at the bank wouldn’t keep me awake because they are well invested.

If I have grasped the situation objectively - financially, as I said, I am out of the picture - the apartment being discussed for sale is a "third" property in this game, so not identical with the one occupied until the move. I estimate the market for selling the inherited apartment in Berlin in such a way that an unfinished clearing out only significantly hinders the homestaging, but not the actual sale - at least if it doesn't have any major flaws.

Compared to competitors for the plot - but if I understood correctly, you are, in a broader sense, neighbors of the seller, this barnyard scent sympathy bonus is no joke - you have the strategic advantage of knowing (and he in turn knows how to handle the club of the de-designation procedure before the demolition of the hopefully too small living space). Overall, I see no reason for lethargy here, but also not for hysteria (and of course I am happy to accompany further planning). knows the way to me, to windows and to a self-organized heating engineer, and he is also a "fellow sufferer" regarding the marketing of a (although still self-used until the move) condominium. So you already have the necessary (as the hero of stones so nicely says) "nice people around you" ;-)

Ah, that is all good to know and I will definitely get back to you. Unfortunately, the neighborhood bonus doesn’t apply here, the property is a few streets away and Berlin is simply too big and anonymous, and the sale is through a real estate agent. I am rather hoping for the fact that I have an advantage due to the apartment, as we can finance about two-thirds of the entire house construction ourselves and the costs of the land including incidental costs and demolition are too expensive for most competitors. But I am not sure about that and would therefore like to make a final decision. And you are right, this is practically the third property, although we haven’t paid off our current house yet and would like to keep it out of the financing. The plan is to rent it out, as the sale would probably bring hardly more than the land value. However, I see home staging as very important, who buys an apartment that doesn’t come across well in the photos?
