Oh yes. The large plot is much more attractive – and unbuildable to the west. Whether it is even available was not clear at the time of the other thread, but now it is concrete. Unfortunately also more expensive.



Yes. By now we are even calculating with €3,500 – but our previous conversations were helpful for that.

Examples were already mentioned in the first thread and off the top of my head, I can’t think of which of my answers there wouldn’t basically also apply here. No, there are no kit houses in the "row/semi-detached house" genre. And yes, there are many standard houses for this (although I believe I already mentioned the sources aka "usual suspects"). Now it’s about a 9.5 x 13 m building envelope, with other conditions the same as for the 7 x 12 m building envelope. Therefore, any restrictions from previous statements have at best been partially eased or dropped. The Clever L fits fully within the floor space frame of 9 x 12.6 m inside 9.5 x 13 m. Its knee wall in the upper floor is virtually full room height at 0° roof pitch (ceiling floor), making it effectively two stories. Its staircase position is suitable for a row house; the stairs are located in the middle third of the house depth. Despite the "lower knee wall than room height," the headroom at the stair exit should be adequate. It can get tight for the bedroom, children’s rooms 1 and 3, and certainly for the shower if one wanted to use the floor plan as inspiration. The cost advantages of a "standard house, but not from its provider" are necessarily zero in this configuration.

And let your wife plan sometimes too – usually the questioners here are more the rational ones, while the creative part of the partnership often relies on it without knowing what skills lie dormant within them.
