If you have a good construction company recommended by an acquaintance, you can negotiate quite a bit with them. Otherwise, it is advantageous to distribute the tasks yourself. This way, you can save a lot of money, but the coordination effort is quite something.

Exactly, one builds with GÜ/GU/BT, the other prefers the craftsmen (myself) etc. from the surrounding area. It is clear that mistakes can happen with both forms. Or not. Whether the construction management is included or you hire a self-selected construction manager, the client has to pay for both.

With very few exceptions, it will not be cheaper, since the materials to be used are selected expensively by the builders; in the end, such a constructed house is of higher quality.

However, in my opinion, you are also coming from the wrong approach. The decision for a general contractor/general builder/project manager or architect should be made according to your personal preferences; where do you feel better cared for? Do you want to have less influence on the house construction or rather more, do you want to make every decision or rather take over a more or less turnkey house?

Do you have the time and inclination to tender every trade - whether with an architect or site manager - at least 3 times and then make the corresponding decision?

If you pay attention to the important parameters when building a house, there is no right or wrong regarding the choice of your building partner, because you have consciously decided for one of the available options. Your gut feeling should not be underestimated either. Inform yourself well in advance - here in the forum or other forums, in new development areas, at fairs, etc. and then confidently let it guide you; it will not be wrong! Just free yourself from the idea that you will save money if you decide on the individual awarding; in my opinion that will not be the case.
