Total costs for a single-family house in 2019

Hello everyone,

we are planning to build a single-family house in mid-2019.
The house should be about 150 sqm with a staggered shed roof. The whole thing 1.5 stories. KFW 50 or lower, depending on what is most worthwhile through subsidies, etc.
The garage should be at least 6x8 meters, preferably one meter longer, to compensate somewhat for the lack of a basement in terms of storage space.
Because brick garages cost around 40,000 EUR in this size, I tend to prefer a prefabricated garage, which will be built directly onto the house and the plaster should be matched to the house so that the difference to a brick garage is hardly noticeable.
The house should be equipped with high-quality materials, but no luxury.

Own work can be done in:

- Painting work
- Flooring
- Drywall work in the attic
- Garden and paving work outside the house

In addition, there are other works planned that can be carried out more cheaply through various contacts. However, I do not want to include these in my initial planning yet.

If I calculate with a price of 2,000 EUR/sqm, I would end up with 300,000 EUR pure construction costs for the house.
Then I have planned 20,000 EUR for the garage.
So that would be about 320,000 EUR without deducting own work.

Does that sound realistic for 2019?
How high would you estimate the ancillary construction costs?
Have I overlooked something, are there still costs missing?

The plot is already purchased!

I am just starting to get into this and am currently still quite a layman regarding house building. If information is missing, sorry in advance. I will then make up for it.

From my point of view, I would no longer expect 2k€ in 2019, as the [Baukindergeld] is definitely already factored in here. Usually, with 2 children, it is 24k€. That plus...

Have you already signed a [GU contract]? If not, then there will be no start of construction in 2019, but rather spring 2020.

Now let's calculate...

Min. 2200€ per sqm but for 2020
=330k€
Construction incidental costs 30-40k€
Finished garage 25k€
Possibly an upgrade of 10-15k€ depending on [GU] and equipment.
Outdoor facilities min. 20k€

Total 415k€-430k€ without land.

I already had 90% of the offers at the end of 2017 for financing. Now, at the start of construction, all offers per individual trade have become more than 5% more expensive. Easily makes 20k€ additional costs.

Yep, would sign off on that.

A few small additions.

What is high-quality equipment but not luxury? That varies for everyone, and you can easily spend a few thousand more on that.

The energy standards also cost a few euros extra... whether that makes sense or not is a whole different matter.

What is the condition of the plot? Sloped location? Soil composition? That can also quickly add up.

For orientation, painting without wallpaper and floor coverings (laminate 90 sqm) were each estimated at 6k€. And that was already at the end of 2017, meaning correspondingly more expensive in 2018.

By the way, for everyone interested and wanting current prices: I have updated the tiling offer and assumed 36€ per sqm just for laying without skirting boards and without any other preliminary work. Plus 7€ for large format 20x120cm. All net.

So, nothing has happened contractually yet, so the planning is still at a very early stage. A general contractor contract will not be signed. If I understand correctly, such a contract only comes into question if you want a company to build turnkey. We do not want that. Planning is done by the architect, construction by individual companies that we commission. Therefore, a period of 6-8 months from planning until the first groundbreaking should really be realistic, or am I really that wrong?

The plot is relatively flat, with maybe 1 meter difference in height over 25 meters.
