So nothing has happened contractually yet, so the planning is still at a very early stage. A general contractor contract will not be signed. If I understand correctly, such a contract only comes into question if you want to have a company build turnkey. We don't want that. Planning is done by the architect, construction by individual companies that we commission. Therefore, a period of 6-8 months from planning before the first groundbreaking should actually be realistic, or am I really that wrong?
The plot is relatively flat, maybe 1 meter difference in height over 25 meters
We are also building with architects and individual trades. My electrician said last week that he won't get a shell builder for himself privately until late summer 2019 if he commits now. So now you know.
I hope you have a good architect who doesn’t complain because he doesn’t get trades and offers after the tender. The situation right now is really no fun, you will be in for a surprise.

Depending on the communication needs and urgency, I get called or can call until 8 p.m. My neighbor who is building with a general contractor didn’t even know the size of his windows or the size of each room, even though he often visits the site. But we started planning 1.5 years ago.
