Total costs for a single-family house in 2019

I am always amazed at the prices mentioned here in the forum. How a normally earning family can afford something like this. They might have a total budget of 400-500k€ overall, including the land. I also know many who didn’t have that much and then built for around a maximum of 400k€ (complete) or even less. Many don’t have equity >100k€, and I find a loan of over 300k€ quite ambitious. I think there are plenty of homebuilders, even the mass providers, Heinz von Heiden, Town & Country, etc., who can offer an affordable house for well under 200k€, and depending on one’s own luxury requirements you can go higher, but you don’t have to.

Additional building costs of 30-40k€ are certainly okay.

That's exactly how I see it too! As for the waiting times, I am actually a bit surprised. I did not expect that. By the way, I also find it funny that our development plan states that the property must be ready to move into within 2 years of purchase.. This immediately raises the question for me, in what world the planners live if one already has to wait at least 1 year before the first companies start working.

Regarding the high-quality equipment, I will have to go into a bit more detail. Basically, it meant that I don't want, for example, laminate from a hardware store, but also not marble flooring, rather partly good vinyl flooring, possibly real wood parquet. The bathroom should also be from Villeroy & Boch or comparable and not from OBI. Just as an approach. Electrical roller shutters of course as well. I was only looking for an approach at first; you can't really calculate all the details yet.

That's just the way it is and it gets more expensive every year. For us, it only works because my dear wife is working 3/4 time again.

The way it always sounds here, many get scared as soon as they hear the prices. With a bit of comparison and maybe lowering the standards a bit, it can become much cheaper. Saying flat out "nothing goes below 2K€/m²" is complete nonsense.
