You want to be able to convert the individual floors into separate apartments?

You won’t get a separated staircase. The building services room will then be far too small. You need separate water and electricity connections.

I find the entrance area too small for a house of this size. Where do people put shoes on and take them off? Standing leaning against the wall? Where do dirty shoes go? Where do wet jackets hang?

The living room is huge, so much so that you have to work with compromises again. Just to make the room as large as possible. For that, small trash rooms appear on each floor.

Ok, laundry shaft as a pillar in the bathroom is more than stupid. Still, the door on the top floor doesn’t open like that.

Ah ok, you shorten the landing by 0.5 m. What is then the red line in the upper floor stair hallway?

Separating the floors is not our priority, but in case our children want to live with us for a few years when they are older, we want to have something prepared. The line around the stairs would be the "stairwell." It is not an elegant solution. But since we are not placing the staircase directly at the entrance, it can’t be done differently. But maybe that situation will never occur. We first wanted to adjust the plan to our current wishes. Regarding the landing: if the first one is 1 m, then the second would be 1.50 m.

Yes, the waste closets can be criticized, but we spend most of the time in the living area and the children in the children’s room. And those should be as large as possible. The storage rooms only have a utility function, where you go in very rarely. Things that you store more often can be put in the larger storage rooms...

I have just looked at your floor plans "rotated for readability" and unfortunately got the impression that a) you lack a sense of dimension, b) this especially applies to how the penthouse floor fits together with the regular floors, and c) as a result there actually seems to be a tendency to gloss over leftover areas by designating them as storage rooms.

Given the penthouse setback, however, this is absolutely no shame, as a layperson cannot be expected to pull off a major feat.

At the beginning, I had suspected that building proposals from Massivhaus Mittelrhein and you might "harmonize": take a look at their Domus series (and possibly also Vito).

Thank you very much for your criticism and tips! We currently live in a living space of this size, only that there are slants. But for example, the distance to the TV is the same as on the plan. Just because it is about 6 m from wall to wall does not mean the distance from the eye to the TV is 6 m. We currently have a TV stand that is pushed 0.5 m away from the wall and the sofa even a bit more. The distance to the TV is very comfortable. And the size of the TV is quite normal. But of course we are also open to other suggestions. Do you have to order the catalog of the "domus" series or is it also available online? We will rethink the storage room in the recessed floor and also think about where we will sit to put on and take off shoes. I find this staircase quite good because it goes over two floors. Such a long one immediately seems too much. A straight staircase, for example, I find very elegant for one floor, but for two floors it looks completely different. We will also rethink the size of the bedroom.

The provider operates under the somewhat pretentious domain dasmassivhaus (de). You will immediately recognize Domus there as fitting, Vito and Vito XL can also be seen there with gable roof designs. Feel free to have the catalog sent to you, not all providers stalk their interested customers

We have looked at the domus floor plan and there are indeed many similarities. Nevertheless, we would like to keep this living space size and living space shape as well as the size of the children's rooms. The south side is our beautiful side with lots of garden. Therefore, almost all windows should be realized on this side. At the scale where we do not want to make compromises, this staircase just remains. All other "nice" staircases would encroach into the living space. Moreover, we definitely want the entrance on the north side. An architect can't work magic either. After all the comments, we will leave out the laundry chute. We will try to extend the storage room on the stepped floor by 10 cm so that we have a 1 m room. In the storage rooms opposite the bathrooms, dirty laundry will be placed and sorted by color immediately. A laundry chute is a good thing, but the time to sort everything later by color is also not worth it. We will fill the sleeping room with decoration and make it cozy with indirect lighting and carpet. We look forward to further ideas on the current floor plan.
