I would calculate as follows:

- House: €350,000 (150 sqm without basement with some extras)
- Additional costs: €40,000 if the plot is fully developed; if not, it will be significantly more expensive.
- Plot costs: €120,000 (€200 * 600 sqm. The standard land value does not say anything about the value of the plot; with us it is €120. But under €150-180 per sqm you hardly get any plot)
- Purchase incidental costs: €12,000 (10% of the plot value, with a broker considerably more).
- Outdoor facilities: €15,000 (should be enough for the beginning)
- Furniture, kitchen, etc.: €30,000 (should be enough for a kitchen that is not necessarily oversized).
Total: €567,000
- €70,000 equity
Loan amount: approx. €500,000.

Don’t nail me down on the prices. But I think with this calculation you are on the safe side. If I forgot something, please add.

I think I can give you good advice on prices here since we are building exactly what you want.

We also paid 100k completely with ancillary costs for the building plot.

We are building in Baden-Württemberg, so I can only tell you how the price structure is here...

Building 150m² with a basement – solid construction with really standard equipment, no great frills except for a few things like (controlled residential ventilation, fireplace/chimney, lift-and-slide door, waterproof basement - "white tub" (because it’s required here)

--> we definitely won’t manage under 450k, if you then deduct all these things:

Fireplace/Chimney – 8k
Controlled residential ventilation – 14k
Lift-and-slide door – 4k
White tub – 12k

Can you manage it for 412,000k (thus maybe for 400k if you calculate very, very well and don’t allow yourself any “extras”) --> TURNKEY (we will also do plastering and floors ourselves, but that’s not a huge saving)

In addition, the ancillary building costs including kitchen and outdoor facilities done on our own work we have generously estimated at 75k, but be sure not to calculate this too low!!

Thus:

House: €450,000
Plot: €100,000 (fully developed for us, depending on how it is for you… but you can calculate all that yourself)
Ancillary costs (we simply included outdoor facilities in own work and kitchen for better overview): €75,000

Total: €625,000

So as you can see… quite a lot adds up… no furniture included yet!! You should probably calculate another €20,000 for that as well.

By the way, we also have around 70k equity and for us it will come down to a loan of about 550k. We have about €1,600 repayment rate, so you can estimate how the loan behaves regarding repayment.

Sorry, forgot the garage that we still have included! So again around 23k for a large garage that is included in the house price!

Aha You do know - the final calculation is only done at the end.

Construction service description checked by a professional for missing items? Everything fully sampled? Soil survey available? Etc.
