LAN cables are good; somehow we didn’t even think about needing provisions for internet separately...

Sure, windows and knee walls – we will have to discuss changes directly with the provider. I wonder how far one can go with such rather detailed planning when one is not officially a “customer” yet. We are still waiting for an approval from the administration for a building window change on the property; no idea how long that will take... Before that, we won’t sign anything with this provider or any other. We would basically like to continue planning, but I wonder if special redesigns of a concept house regarding knee walls and windows are already “too much to ask” when nothing has been signed and theoretically everything could be reconsidered 100 times?

To be honest, I would have included all of that even before signing the contract. Later it only gets more expensive and then it's a take it or leave it situation.

Okay... so you plan to schedule that before signing the contract and have it contractually agreed upon with a fixed price? Were you able to negotiate that?

Plan and price everything you already know now in advance. We have already included many additions with signatures as an attachment with prices.

So the electrical standard at your company is good. 8 sockets are a lot for the children's room. One socket in each corner, at the door, by the window, and then divide according to what you might be planning. Always take single sockets, except double sockets cost almost the same. Retrofitting a single socket to a triple socket later in 5 years is relatively easy (2x drilling, buying 2 new sockets, 1 new frame, and connecting). But you will probably rather take a distribution box. However, if the socket is missing in the corner, the magic begins.

Floor-to-ceiling windows are nice, but you also lose wall space.

A high knee wall is great, but you have to observe the development plan. The knee wall is actually almost always somehow specified (even if it is the ridge height...). The surcharge for the knee wall is usually hefty and substantial because you then need more clinker and also more bricks, etc... but in return, you get more walkable floor space (because the slope starts later).



With people who don’t negotiate, etc., yes. The more that is included before signing, the fewer surprises there will be afterwards.
