Hello,
we started building at the beginning of the year and the acceptance is now scheduled for October. So far, everything has been done with good quality, but I have noticed the following points that deviate from the plans and that the developer does not acknowledge:
1. On the street side there are 6 windows that should be the same size and were planned accordingly on the plans. Now the upper windows are 14 cm longer than the lower ones.
2. From my daughters' bedrooms to the balcony there is now a 16 cm high step that does not appear on any of the plans. It would be necessary due to the slope on the balcony. As a result, the balcony doors are now shorter than on the plans.
3. Due to the higher construction on the balcony, the parapet (masonry) also had to be raised. As a result, this house elevation now deviates from the plan, as less of the patio doors can be seen from outside.
Regarding 1.Could it be that one of the upper windows, on the street side, is considered a second emergency exit? If so, both were enlarged to meet the required size (which varies depending on the federal state or may not be required at all) and to achieve a uniform size/view on the upper floor. Nevertheless, they should have informed you about the necessary change.
3. results from 2.. To me, the statement "Due to the higher construction on the balcony, the parapet (masonry) also had to be raised" suggests that it was simply planned incorrectly here. If the floor structure of the balcony had been planned correctly from the beginning, an adjustment to the parapet height afterward would not have been necessary..
Otherwise, I see it as the previous speakers/writers do: Significant defects that should have been recognized and reported by you much earlier with a defect notice!.
