The inspection is coming up - defects or not? Experiences?

Regarding 1.Could it be that one of the upper windows, on the street side, is considered a second emergency exit? If so, both were enlarged to meet the required size (which varies depending on the federal state or may not be required at all) and to achieve a uniform size/view on the upper floor. Nevertheless, they should have informed you about the necessary change.
3. results from 2.. To me, the statement "Due to the higher construction on the balcony, the parapet (masonry) also had to be raised" suggests that it was simply planned incorrectly here. If the floor structure of the balcony had been planned correctly from the beginning, an adjustment to the parapet height afterward would not have been necessary..


Otherwise, I see it as the previous speakers/writers do: Significant defects that should have been recognized and reported by you much earlier with a defect notice!.

Hello,

Thank you for the answers. Yes, however, we have communicated everything to the developer by email, but he has his own perspective.

For him, everything is fine and he doesn't understand what our problem is.

We will then have to bring an expert for the acceptance.

Developer or general contractor?

We have already discussed this step before a balcony - it may well be that this is how it has to be these days. However, photos are missing here. For me, different windows would be a major intervention in the appearance; I would have moved heaven and earth to have that corrected during the masonry.

With a developer, you buy a finished house and are not the builder yourself; with a general contractor, you are... different contract contents.

What does "longer" mean regarding the windows? Taller? Does it have something to do with shutters yes/no?

Please upload photos, both of the current state and the execution plan.

Regarding 1: according to his description "floor-to-ceiling element now shorter," the step up to the balcony is high here. I don't think it has to be like that. Rather down to the balcony.
Regarding 2: However, it may have been necessary. Keyword: 2nd rescue route, see my first post.

Now involving an expert is much too late. Well, the child has already fallen into the bath...

You can send emails, but that is by no means sufficient given the amount of damages or the value in dispute!

Remediation of defects with a deadline, in writing by registered mail!

I am in favor of the qualification certificate for a builder's license ;)

You should definitely compare planning and execution with an expert beforehand. There will be no time for that during the acceptance inspection.

For drafting the notice of defects and definitely also for the acceptance inspection, you should seek legal advice (in advance). Otherwise, it will go wrong, believe me...
